Swiss Life REF (CH) Swiss Properties: Successful capital increase

The capital increase of the Swiss Life REF (CH) Swiss Properties real estate fund has been successfully concluded. The issue raised the maximum amount of around CHF 300 million.

The capital increase conducted from 29 November to 10 December 2021 for Swiss Life REF (CH) Swiss Properties attracted a lot of interest from investors. Overall, the issue volume amounted to some CHF 300 million, equivalent to a 100% subscription rate.

The issue took place on a commission ("best effort") basis as part of a subscription offer in Switzerland. Subscription rights were traded during the subscription period. With a subscription ratio of five to one (five subscription rights equate to the purchase of one new fund unit) the maximum amount of 2 700 000 units were distributed for an issue price of CHF 113.50 per unit. Payment under subscription for the new fund units will be made on 16 December 2021. As of this date, 16 200 000 units with net assets of CHF 1803 million will therefore be in circulation.

The capital raised financed the acquisition of a portfolio with 17 properties and a volume of around CHF 340 million. The fund now has 153 properties with a market value of around CHF 2.34 billion, making it one of the ten largest Swiss real estate funds in the listed sector. The current investment strategy will be intensified, and the fund will continue to invest in high-quality properties in the future. The focus is on quality residential properties in economically strong regions. Investors benefit from broad diversification in terms of location, use and tenants, as well as a high level of rental income security.

Since 2018, Swiss Life Asset Managers has been a signatory to the UN Principles for Responsible Investment. Environmental, social and governance (ESG) factors are systematically integrated into the investment and risk management processes at Swiss Life Asset Managers. In the real estate investment business, appropriate criteria are taken into account for purchases as well as for construction projects and property management.

The Swiss Life REF (CH) Swiss Properties real estate fund has been participating in the annual GRESB rating (Global Real Estate Sustainability Benchmark) since 2018. In 2021, the fund received a "Green Star" rating of three out of five possible stars - an acknowledgement of good ESG integration in real estate investments.
