Swiss Life REF (CH) ESG Swiss Properties: Change in fee structure and reduction of current rate
The fund management company of Swiss Life Asset Managers switched the management fee for the real estate fund invested in Switzerland to a staggered model as of 1 July 2023, and is thus reducing the fee from 0.60% to 0.54% of the total fund assets at the current fund volume.
Swiss Life REF (CH) ESG Swiss Properties was launched in 2015 and had total fund assets of CHF 2,578 million distributed across 160 properties as at 31 March 2023. The fund mainly invests in the Swiss economic centres and their surrounding suburbs, particularly in the greater Zurich area and along Lake Geneva.
Swiss Life Asset Managers has taken account of the fund’s growth in recent years, and is converting the previous uniform rate into a staggered fee structure with lower rates as the fund assets increase. Since 1 July 2023, the first CHF 1 billion in assets has been charged at the previous 0.60%. With each subsequent CHF 500 million, the rate will fall by 0.05% to a minimum of 0.40% of the total fund assets. Based on the current fund assets, an effective annual rate of 0.54% of the total fund assets is charged for Swiss Life REF (CH) ESG Swiss Properties.
